Village of Montgomery Planning and Zoning Commission met March 2.

Here is the agenda provided by the commission:

IV. Approval of the Minutes of the Planning and Zoning Commission Meeting of January 5, 2023 V. Public Comment Period 

VI. Items for Planning and Zoning Commission Action 

a. 2023-001 Rezoning from B-2 to M-2/PUD, a Special Use (Planned Unit Development) and Preliminary Plat of Subdivision – (Karis Center for Commerce) 

i. Public Hearing and Consideration of a Rezoning from B-2 to M-2/PUD, a  Special Use (Planned Unit Development), which includes, but is not limited  to, allowing for the construction of up to three (3) industrial buildings,  outdoor storage, and deviations from setbacks, parking, landscaping, screening, and bike path/sidewalk requirements and Preliminary Plat of Subdivision. 

b. 2023-002 Variance Requests for proposed Starbucks on Hill Ave – (Lot 7 Ogden Hill Development) This public hearing and all related discussion on this item will be postponed  to the April 6, 2023 Planning and Zoning Commission Meeting. 

i. Public Hearing and Consideration of the following Variations from the Montgomery Unified Development Ordinance: 

1. Table 8.19.1 B-2 District Requirements to allow the principal entrance to be oriented to the side-yard of the building instead of the front-yard and to allow the amount of street-facing transparency to be lower than the required sixty percent (60%). 

2. Section 9.03.B.2 Awning or Canopy to allow the canopy on the northern side of the building to encroach thirteen (13) feet into the yard instead of the maximum four (4) feet. 

3. Section 9.03.B.29.b Refuse, Recycling and Grease Containers to allow a trash enclosure to be located in the front yard. 

4. Section 10.06.C Driveway Width to allow for two (2) one-way driveway accesses with widths of twenty-four (24) and twenty-five (25) feet instead of the maximum twelve (12) feet. 

Note: The agenda items will be forwarded to the Village Board Meeting on Monday, March 13,  2023.
